Construction Manager, aka Owner’s Representative (OR), or Project Manager is often times an overlooked asset that needs inclusion in any project, big or small. An OR leads all aspects of a project; recognizes and solves problems; explores multiple options; and recommends a clear path of action for timely completion of project within budget.

We take great pride in our Construction Management abilities and secure your best interest at all times. As your representative, we bridge the gap between the project ownership and numerous entities that are engaged on the project. Talking of entities, yes numerous entities are involved in executing a project. It is commonly thought that all it requires to build a project is an Architect and a General Contractor. Sadly, that’s not what the truth is. Multiple entities involve at both planning and construction phases of a project.

Surveyor, Geotechnical Engineer, Architect, Civil Engineer, Structural Engineer, MEP (Mechanical, Electrical, and Plumbing) Engineer, Interior Space Planner are some of the specialties that need to be involved on any project planning and engineering. Coordination among these specialties and making sure that these consultants timely respond to review comments is a challenge. Consultants, if not pursued in a professional manner, will not produce their deliverables as promised. It is easy for them to blame on the Government Authorities for the delays in permitting process since Owners always do not have the bandwidth to check where the delays are occurring. Most times, delays are due to consultants not responding in full to the review comments, which needs more iterations causing permitting delays. Also, consultants if not tracked for their work will take too long to submit their responses to review comments. As Construction Managers, we will work closely with all engineering teams and make sure that they do their job right the first time and also respond to review comments in a timely fashion to ensure timely permits are in place. We will represent you, the Owner before the Government Authorities as needed and make sure your interests are secured at all times.

Our responsibilities to you grow as the project construction begins. Hiring a General Contractor is just a beginning. Foolproof contract documentation; contract administration; change order management; scheduling inspections with testing agency; gathering certificates of insurance; payment administration are all required of a responsible Owner’s Representative. We will make sure that every sub-contractor provides a Certificate of Insurance with our client as named beneficiary. To secure your interest, we will make sure no payment is made to any contractor without "Unconditional Lien Waiver".

Our fee based Construction Manager / Owner Representative Services include:

  • Go / No Go decision support in real estate acquisition
  • Design Management – financial feasibility is often ignored by the design teams because many times, most cost effective design is not the easiest to deliver or obtain City permits for
  • Agency Coordination – when left to design team alone, permitting process may be prolonged because for lack of ownership, design team may not exhibit the desired urgency
  • Contractor Selection – General contractor vs several prime contractors vs subcontractors; bid comparison, price and scope negotiation, and contract award
  • Construction Management – Record keeping of construction documents with all revisions; on site quality control; project accounting and cost control
  • Project Close-Out – Punch list documentation; as built construction documents;
